This document constitutes an independent professional analysis, strictly visual and descriptive in nature, performed solely on the basis of elements that were visible and reasonably accessible at the time of inspection, without dismantling, probing, destructive testing, invasive investigation, opening of structural components, alteration of the property, load testing, instrumented activation of technical systems, or any intervention capable of modifying the condition of the examined elements.
The analysis relates exclusively to the apparent condition of the property at the precise date and time of the visit.
It is based on the actual access conditions available during the inspection and on objectively observable indicators within the time allocated for the assignment.
The author is under no obligation to investigate beyond visible or reasonably accessible elements and is not required to actively search for non-apparent defects in the absence of observable indications during the visit.
The absence of commentary on a specific element shall not be interpreted as confirmation of its condition, safety, conformity, or absence of risk.
This document does not constitute a judicial expert report, official technical certification, regulatory compliance certificate, structural audit requiring opening of concealed components, destructive investigation, legally mandated diagnostic report, or formal engineering assessment within the meaning of applicable legal or administrative provisions.
The observations, comments, assessments and conclusions expressed herein constitute an independent professional opinion based on experience, visual analysis and objectively identifiable indicators.
They do not constitute an express or implied warranty, performance guarantee, promise of result, certification of conformity, or assurance regarding the present or future evolution of the property.
Certain parts of the property, including but not limited to concealed structures, embedded systems, foundations, hidden insulation, buried installations, obstructed zones, locked areas, elevated components, or non-accessible elements, could not be inspected and may contain defects not detectable during the analysis.
The absence of visible defects or apparent warning signs does not exclude the existence of hidden defects, latent conditions, structural weaknesses, regulatory irregularities, or deficiencies that may manifest subsequently.
Silence regarding a particular risk shall not be construed as confirmation of its non-existence.
This document does not guarantee the future structural stability of the property, the durability or continued performance of installations, the absence of future malfunction, nor the permanent regulatory conformity of the building.
No performance testing under actual operational load of technical systems has been performed.
Any apparent functional observation must not be interpreted as certification of performance, safety, regulatory compliance, or durability under real-use conditions.
Any cost estimate, financial recommendation or budgetary indication contained in this document is provided strictly for indicative purposes and is based solely on the apparent condition observed at the time of inspection.
Such estimates may vary depending on contractor quotations, chosen methodologies, execution conditions, market fluctuations, regulatory changes, or the discovery of elements not visible at the time of inspection.
No financial reliance may be placed upon such estimates as a guaranteed projection.
This document does not constitute financial, legal, tax, accounting, banking, insurance or investment advice.
No decision to purchase, renegotiate, withdraw, finance, renovate or invest may be attributed to the author.
All such decisions remain exclusively under the responsibility of the client.
This report is strictly personal to the client who commissioned the assignment.
It may not create rights, reliance, claims, expectations, or legitimate confidence for the benefit of any third party, even if transmitted voluntarily or involuntarily.
It may not serve as the basis for subrogation claims by insurers, financial institutions, successors, assignees, or any other third party.
No joint, several, solidary, or collective liability with other professionals, including but not limited to sellers, real estate agents, contractors, architects, engineers, technical experts, financial institutions, insurers, or advisors, may be invoked on the basis of this document.
Nothing in this report shall be construed as creating an obligation exceeding the contractual framework accepted by the client at the time of booking.
The scope of the author’s responsibility is strictly limited to the assignment as defined and performed.
The report must be read and interpreted in its entirety.
Any partial extraction, isolated quotation, modification, recontextualisation, selective reproduction, or fragmented use likely to alter its meaning, scope, or interpretation is prohibited without prior written consent.
No ongoing duty of monitoring, updating, supervision, alerting, advisory follow-up, or post-delivery obligation is included, unless expressly agreed in a separate written agreement.
The delivery of this report marks the completion of the assignment.
Any evolution of the property occurring after the inspection, including modifications, structural alterations, deterioration, incidents, environmental changes, technical interventions, usage changes, regulatory modifications, or external events, falls entirely outside the scope of the analysis and cannot engage the liability of the author.
The client expressly acknowledges the methodological limits inherent in any pre-acquisition visual inspection and accepts that the assignment is performed under an obligation of means and not an obligation of result.
The purpose of the analysis is to reduce uncertainty, not to eliminate all inherent risks associated with real estate acquisition.
This document must be interpreted in conjunction with the General Terms and Conditions accepted at the time of booking, which define the contractual framework governing the assignment.
In the event of discrepancy, the contractual provisions shall prevail.
Any decision to purchase, renovate, renegotiate, finance, or invest remains exclusively the responsibility of the client.
